PRELIMINARY DESIGN
Exploration and Creativity Stage: This is where the concept of the project begins to take shape with a brainstorming session. Ideas are sketched out and drawn up, utilizing computational algorithms and parametric systems, which are later reflected in 3D visualizations and project plans.
During this stage, the design parameters and client needs are established, manifesting all the general characteristics of the project: formal, functional, constructive, economic, and temporal. Additionally, all the constraints that the project must adhere to are incorporated.
The preliminary design is discussed with the client, who decides whether to accept the proposal or request changes and adjustments until they are in agreement with the requirements.
3D DESIGN
The work for creating three-dimensional models is included during the preliminary design stage. Once the internal and external designs are defined, 3D images and animations are used to simulate the final project. This provides a clearer idea for the client to understand the spaces, architecture, and construction of the project.
Clients may also request the service solely for the 3D modeling and rendering of their project.

PRELIMINARY STUDIES
Study of the physical space available to generate the project and the regulations imposed on the property and project by government institutions regulating construction. Necessary consultations are made during this stage for the constraints that will shape the project.

• Availability for Rainwater Discharges
• Cadastral Plan Approval
SPECIAL STUDIES
Contracting services for coordinating studies of all factors that may affect the site, topography, and soil conditions. Studies such as contour surveys, boundary rectification, soil resistance, soil infiltration, hydrological studies, slope stability, environmental studies, etc.
Studies and recommendations required for the preparation of construction plans and project processing.
CONSTRUCTION PLANS
Preparation of the construction plans required to be submitted to the corresponding organizations and institutions to obtain the definitive construction permits. These plans are used for the global construction of the project and for budgeting.
They include the final architectural design, structural design, mechanical design, and electrical design.
PROCESSING
Management to request the construction permit for the work:
• Processing of plans before the CFIA (Federated College of Engineers and Architects)
• Processing of plans before the respective Municipality
• Processing of plans before Fire Department – Ministry of Health (as applicable to the type of project)
