CONSTRUCTION MANAGEMENT CONTRACT
With this type of contract, we supervise and manage the construction. The fees for these services are agreed upon as a percentage of the total cost of the work. It involves an advance or fund with which the work will begin. Biweekly reports are presented showing the expense ratio versus the advance and subsequent disbursements.
FIXED COST CONTRACT
Contract for the total execution of the project for a fixed price, which includes all Direct Costs and Indirect Costs. Within this final price, price ranges for materials and finishes to be installed are established, which must be respected. These ranges and prices may be affected if the client requests modifications to the plans and the finishes table, generating an extra or additional cost to the one already established.
In case no modifications are requested; with this type of contract, the client does not need to worry about any variation in the prices set with respect to changes that may occur in market prices. It works under stage delivery or work progress, simplifying the construction process to the maximum. This provides greater fluidity and speed in operations and execution.
REMODELING - EXPANSIONS
Contracting for the renovation or modifications in buildings. Redesign of the internal space according to the client’s requirement. This involves demolition work, restructuring, floor tiling, changes in ceiling, kitchen, bathroom remodeling, electrical, mechanical installations, among others.
